How to prepare an apartment for sale: home staging, photos and film

In brief
  • Buyers make their first decision on the basis of the photos and film.
  • Home staging is mostly about tidiness, light and neutral accessories, not renovation.
  • A film shows what photos can't: how the rooms flow, the view and the neighbourhood.

The first viewing of your apartment happens on the buyer's phone. That is why I start preparation by thinking about how the interior will come across in photos and on film.

Home staging step by step

  1. Fewer things. Put away half the objects on worktops, shelves and windowsills. The interior will feel bigger.
  2. Neutrality. Family photos and very personal decorations make it harder for buyers to picture themselves there.
  3. Light. All bulbs working and the same colour, blinds open, windows clean.
  4. Minor repairs. A dripping tap, a chipped skirting board, dirty grout: small things that buyers count as costs.
  5. Textiles. New bedding, towels in one colour, a few plants. A small cost that looks good in photos.

The photo shoot

We shoot in the best light for the property's aspect. The photos show the layout, not just details: buyers need to understand how the rooms connect.

Film and reels

The film leads you through the apartment the way I would lead a buyer at a viewing and ends with the view from the window or a walk around the neighbourhood. The footage is cut into short social media reels that reach buyers before they start browsing the portals.

For the viewing

An aired apartment, all interior doors open, lights on. Ideally the owner is out. Buyers look around and ask questions more freely.
