- Resale market: PLN 11,816/m² in September 2026, +5.3% year on year, but prices have been flat for three months.
- There are 15.7% fewer resale listings than a year ago, and a listing stays up for 96 days on average.
- New-build apartments: PLN 14,312/m² in transactions, 4.7% less than a year earlier (NBP, Q2 2026).
Every quarter I gather the key figures on Wrocław's apartment market in one place: resale and new-build prices, transaction prices, differences between neighbourhoods and how long apartments take to sell. Under the data I add what it means for sellers. This report covers Q3 2026.
Resale market: steady growth, fewer listings
According to SonarHome, the estimated price per m² of a resale apartment in Wrocław was PLN 11,816 in September 2026. On average, prices in Q3 were 1.1% higher than in Q2 and 5.3% higher than a year earlier. Since December 2025 the price per square metre has risen by about PLN 600, or 5.4%. Over the last three months, however, prices have barely moved: September was 0.1% cheaper than August.
At the same time there are fewer listings: the number of resale listings fell by 15.7% year on year. A listing stays up for 96 days on average before it disappears from the market.
New-build market: asking prices flat, transaction prices lower than a year ago
The latest NBP data cover Q2 2026. The average asking price of new apartments in Wrocław was PLN 15,575/m², practically the same as a year earlier. The primary-market transaction price was PLN 14,312/m², 4.7% less than a year ago. According to Otodom, the average developer price in Wrocław barely changed in September compared with August. There are about 7,300 listings across the city including new builds, 13% more than a year ago.
Transaction prices: small apartments are getting more expensive
Cenatorium data from notarial deeds for Q2 2026 show a small rise in studio prices in Wrocław (up to 0.5% quarter on quarter) and a slight fall in prices of 60–80 m² apartments (−0.1%). Over two years, studios in Wrocław have risen by about 30%, the least among the large cities in the comparison.
Neighbourhoods: up to a twofold difference
The city average says little about a specific apartment. In SonarHome's September ranking the most expensive area is Zacisze, Zalesie and Szczytniki (about PLN 20,300/m²), followed by Strachocin, Swojczyce and Wojnów (PLN 13,500/m²), the Old Town (PLN 13,250/m²) and Tarnogaj (PLN 12,950/m²). The cheapest are Pawłowice (PLN 8,800/m²) and Nowy Dwór (PLN 9,900/m²). You can check prices for all 20 neighbourhoods and the approximate value of your apartment in the apartment price calculator.
Different services calculate averages using different methods, so their results for the same neighbourhoods can differ. In this report I always give the source and date.
My commentary: what this means for sellers
- Sellers are in a stronger position than a year ago. Prices are higher and there are fewer resale listings. But buyers still negotiate, and prices have been flat for three months, so an asking price that is too high quickly drags out a sale.
- Time on the market is a real cost. With listings staying up for 96 days on average, a well-prepared listing at the right price can sell noticeably faster than the typical one.
- The competition is the developer. Transaction prices of new apartments are lower than a year ago and the number of listings is growing. A resale apartment wins with a finished interior, location and the chance to move in quickly. It is worth showing this in the marketing materials.
- Large apartments need a careful valuation. Studios rose fastest, while transaction prices of 60–80 m² apartments fell slightly. For larger apartments and in the premium segment, the price is best based on transactions in the same building and neighbourhood.
If you would like to know what these figures mean for your apartment, I will prepare a free valuation with an analysis of transactions in your area.
