Seller's calculator
How much will I actually get from selling my apartment?
Enter the price, commission, mortgage and tax. You will see how much money is left after the transaction.
You keep
of the sale price
- Sale price
- Agent commission
- Mortgage repayment
- Early repayment fee
- Income tax
- Other costs
- Net proceeds
In Poland the buyer usually pays the notary, PCC tax and court fees, so they are not included.
The result is negative: costs and the mortgage exceed the price. Let's talk strategy before you list the apartment.
Check the realistic sale priceHow the calculator works
From the sale price I deduct the agent's commission (with VAT if ticked), the mortgage balance, any bank early-repayment fee, income tax and any other costs you enter.
In practice the mortgage is often repaid by the buyer or their bank: part of the price goes straight to your bank and the rest to your account. Your net amount is the same.
Rules and rates as of October 2026. The calculator helps you estimate amounts but does not replace advice from a notary, tax adviser or bank.

Frequently asked questions
Who pays the notary when selling an apartment?
By custom the buyer pays the notarial deed, PCC tax and court fees. The parties can agree otherwise; in that case include these costs under “Other selling costs”.
Can you sell an apartment with a mortgage?
Yes. The bank issues a balance statement and consent to remove the mortgage after repayment. Part of the price then goes directly to the bank and the rest to the seller.
Will the bank charge an early repayment fee?
For a variable-rate mortgage the bank may charge a fee only in the first 3 years of the loan; for a fixed rate the terms are set in the agreement. Check your agreement or ask your bank.
Does agent commission reduce the tax on sale?
Yes. Commission is a cost of sale and reduces the revenue on which tax is calculated when you sell within 5 years.
