How the calculator works

Revenue. For long-term letting: rent multiplied by the number of months the apartment is let. For short-term letting: nightly rate × 365 days × occupancy.

Costs. Fixed costs (service charge, utilities, internet), repairs and insurance, plus operator and booking-platform commission for short-term letting.

Tax. Flat-rate tax on private rental income: 8.5% up to PLN 100,000 of revenue a year and 12.5% above that. If short-term letting is run as a business, different tax rules may apply.

Net yield is profit after costs and tax divided by the total investment (purchase price plus buying and finishing costs). Gross yield is revenue divided by the purchase price, as listings usually quote it.

Rules and rates as of October 2026. The calculator helps you estimate amounts but does not replace advice from a notary, tax adviser or bank.

Frequently asked questions

What is a good rental yield for an apartment in Wrocław?

It depends on location, purchase price and type of letting. Short-term letting usually brings higher revenue but has higher costs, a greater risk of vacancies and needs management. Compare both options in the calculator on the same data.

What tax is paid on private rental income?

Flat-rate tax on recorded revenue: 8.5% of revenue up to PLN 100,000 a year and 12.5% above that. Costs are not deductible from the flat-rate tax.

Does the calculator include a mortgage?

No. The calculator shows the return on the total amount invested. With a mortgage, the return on your own contribution will differ because of interest and instalments.

What should I include in buying and finishing costs?

PCC tax (on the secondary market), notary, court fees, commission, renovation, furniture and equipment. Work out transaction costs in the buying costs calculator.
