- Off-market means selling without a listing on the portals.
- It works when discretion matters or the property is unique.
- You can move to the open market at any time.
Off-market is selling a property without a public listing. It is shown only to selected, verified buyers: from the agent's database, the agency's database and a network of partner agents.
Who it's for
- owners who don't want just anybody viewing their home,
- public figures and business owners,
- owners of unique properties with a narrow pool of buyers,
- investors selling several units at once.
Advantages
Discretion, fewer casual viewings and conversations from the start with people who have the budget and a specific need. The listing doesn't go stale on the portals, so if it later reaches the open market it is still new.
Limitations
Fewer buyers means success depends on the quality of the database. That is why I agree with the owner a deadline after which, if we haven't found a buyer, we move to the open market.
What it looks like in practice
The preparation and materials are the same as for a normal sale. Distribution is different: instead of publishing, I send the listing to selected people and give the details and address after initial vetting.
